Burton upon Stather is a thriving village set in a rural location 5 miles north of the industrial garden town of Scunthorpe in North Lincolnshire. Close to the Humber Estuary with the River Trent nearby there are many places to walk, run or cycle including Normanby Hall with its extensive parklands and adjacent golf course just over 1 mile from the village.

The village is conveniently located for Scunthorpe with its main line rail station with frequent services to Manchester, or connections to the rest of the country via Doncaster. There are regular buses to Scunthorpe. The city of Hull is only 20 miles away with Lincoln and Grimsby/Cleethorpes around 30 miles distant. The area is served by access to the M18 and then to the A1, M1 and M62.

There is a flourishing primary school, as well as early years provision in an attached day nursery, while secondary school aged children are served by Winterton Community Academy a few miles away, all 3 establishments are rated 'good' by Ofsted.

The village also boasts a grade 1 listed church initially built in the 12th century and has many amenities such as a GP surgery and pharmacy in the centre of the village as well as a convenience store, 2 pubs, and a Chinese takeaway. There is a community centre and social club. Crime rates are very low and there is a good community spirit as evidenced by its celebrations of key events such as the recent VJ day commemorations.

The house is situated off the main road that runs through the village, in a conservation area next to the church and behind one of the pubs in a quiet Mews. It was originally part of Church Farm, the old farm buildings were converted 30 years ago to form 8 houses. Number 7 was part of the barn originally built in 1815.

The property built in brick and stone, has a good sized front garden with drive way on which 2 cars can be parked. The garden features several mature trees with a very attractive wisteria that festoons the house in spring. The enclosed rear garden features a wooden shed, gate and is laid to lawn (artificial grass). It has several mature trees and shrubs providing a secluded and shady area to relax in. The rear garden can be entered from an access road around the rear of the property.

The front door leads in to a generous sized hall way, laid to laminate floor with doors off to the ground floor wc and shower room, the garden room, a single bedroom and a good sized utility room. The shower room consists of a walk-in shower, a w.c. and small sink with cupboard under with window to front garden.

The garden room runs the length of the house, at one end it is set up as a study/office area with window overlooking the front garden, and at the other end double doors lead to the rear garden. It is currently laid out as a 2nd living area with bed settee and TV. The floor is laid to laminate boards with underfloor heating.

The single bedroom overlooks the rear garden, the floor is carpeted and there is room for a bed, bedside table and double wardrobe.

The utility room offers a stainless steel sink, window over the back garden with ample room for several appliances and storage. The gas boiler is situated in here along with the electric circuit boards. There is a small under-stairs storage area large enough to store some boxes. The carpeted stairs lead to the first floor, opening on to a landing area off which opens the kitchen and living room.

The L shaped kitchen has 2 windows overlooking the back garden and various wall and floor mounted cupboards as well as open shelving. There is ample room for appliances including a dishwasher and under counter fridge as well as an electric fan assisted oven and gas hob. The sink is white ceramic with a swan neck mixer tap.

The living area is also L shaped with windows to the front and rear. The dining area is set to the rear with room for a large table and 6 chairs. The living area is dominated by the large arched window overlooking the mews. It is fully carpeted and large enough for 2, 3 seater sofas plus other furniture.

The landing area is also large enough to use as a work space but currently is used for storage, it has a small window to the front of the property and stairs leading to the 2nd floor landing.

The large family bathroom is situated off the landing consisting of wc, pedestal sink and bath. Velux window is to the rear of the property.

A double bedroom with similar Velux window is next to it. There is enough room for a double wardrobe and large dressing table as well as a double bed.

The master bedroom with en-suite runs the width of the house and overlooks the front garden and Mews. The spacious bedroom features a dormer style window, whilst the L shaped en-suite has a Velux window. It consists of a WC, pedestal sink and walk in shower.

Also on the 2nd floor landing is access to the fully insulated loft space.
