We offer a Tenant Find
This is the service that experienced landlords with their own contract or landlords wanting to keep their costs as low as possible will most benefit from.

We guarantee that your property is publicised on all of the significant property websites, including Zoopla, Prime Location, OnTheMarket.com and a selection of other local sites until let (max 2 months); this will give your property maximum exposure across the internet.

We will:
- Actively market the property to secure an appropriate tenant at the best possible rent price.
- Once a prospective tenant has been selected, we will seek in depth and detailed references;
- Subject to suitable responses to our inquiries, we will write up and implement a tenancy agreement;
- If requested to have organised an inventory/schedule of the condition of the property, we will alert the local authority, electricity, gas and water companies, as advised to us by you, of the change of occupancy of the property with meter readings where appropriate.

Tenant find Plus MANAGEMENT
This service is the most suitable for landlords who do not want to be as actively involved.

We will:
- Demand rent;
- Organise for any repairs to be carried out by vetted tradesmen at competitive rates
- We will also be responsible for arranging annual safety tests
- Render a detailed statement of income and expenditure to you.

Sales

We go above and beyond to make every property a premium listing and we ensure the homes we sell are highlighted in the search results and have a high click-through rate.

Fees

The following charges are payable or potentially payable by a tenant:

Holding deposit - A maximum of one week's rent.
Security deposit - Five weeks rent, rising to six weeks rent when the annual rent is in excess of £50,000.
Lost Keys - Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required.
Amendments of Tenancy Agreement at Tenant's Request - A £50 per change which could increase depending on the level of work required to carry out the amendment.
Early Surrender of the AST at Tenant's Request - Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord's costs in surrendering the tenancy and re-letting the property.

Non AST Contract

For any individual tenant not renting a property under an Assured Shorthold Tenancy the following charges are also payable:

Tenancy Administration charge –

One Applicant: £240
Two Applicants: £300
Three+ Applicants - £360
Guarantors - £60 Per Guarantor
Renewal charge - £100 Per Renewal

If a tenant decides to rent a property through us in the name of a business or company the tenancy administration and reference charge will be £300 for a new tenancy and £200 for every renewal.

For all tenancies there are other costs that must be covered on top of the rent throughout the tenancy and at the end of a tenancy. These might include:

Utilities (gas, electricity, water and telephone)
Council Tax
Television License
Installation of cable/satellite
Insurance (for your personal and own contents)
Garden maintenance
